The search and shortlisting of properties is only the start of the

NBS service, we also carry out extensive due diligence on every

chosen property and provide impartial advice on price and any

other issues which could affect a client’s future with the

property. These include planning and environmental issues,

renovation costs and feasibility of carrying out these works,

blights, income and running costs, privacy, commutability,

schooling and amenities.

Our Property Investment Process

To acquire your perfect property on the most attractive terms possible, our property

investment service is fully tailored to your specific situation and objectives. Although

the service is adapted to suit each client’s circumstances the basic stages are fairly

similar, we simply tailor the process to suit your situation depending on your

schedule, your location and how much or how little you would like to be involved.

 

Investment Consultation

We start by building a real understanding of your objectives. The first stage is to

learn about you, your requirements and objectives. We will also explain how

New Build Sales work and how we tailor our service to suit you. We advise on

current market conditions and how your budget will perform in your chosen areas. If

you are not fully familiar with all the locations of your chosen area we can also

suggest places that may be suitable based on what we have learnt from the

conversation.

 

The Property Search

We identify the best properties at the right price by exploring all options available

both on and off market through our extensive network of industry contacts. We

have the advantage of finding you properties often before they are offered on the

open market. To save time, we preview and shortlist suitable properties so that you

will have no wasted viewings and accompany you on chauffeur driven property

tours.

 

Negotiation and Progression

Once we have found your perfect property we then conduct thorough research to

establish the current market value of the property, and demonstrate our unequaled

negotiating skills to secure the property at the best possible price and on the most

favorable terms.

 

Our in-house systems enable us gauge the average £/sqft in London then using our

experience of recent sales and in-depth local knowledge we can determine the

market value of the property taking all the direct and external factors that affect

price into consideration. Prior to presenting an offer and entering into negotiations

we will agree the strategy so you are fully informed at every stage of the process.

 

We manage the legal process throughout to ensure the purchase holds together

from sourcing, to handing over of the keys. As soon as the offer has been agreed

your property search agent will co-ordinate all services to initiate the purchase

process. We liaise with the surveyors, solicitors, finance providers and estate agents

etc. We manage every stage of the process to ensure a smooth transaction within

the agreed time frame.

 

Client Aftercare

As buying agents, the majority of our work lies in finding the right property and

negotiating the best possible terms for you, but we don’t stop there. Each client has

different property requirements and we provide a bespoke service to cover every

single aspect of your individual needs, a relationship that continues beyond

exchange of contracts, starting with our free lifetime Client Aftercare service. As the
